A City With Plenty of Older Housing
A city that has been building for well over a century has houses from every era. Around the older neighborhoods near downtown and the historic mill areas, it is common to see modest houses and bungalows from the first half of the 1900s alongside later ranch homes and newer subdivisions toward the outskirts. We cannot know what is inside a particular house from the street, but homes built before modern energy codes often share the same handful of insulation and moisture problems.
Many of these homes have been well cared for and updated over the years, with new roofs, windows and heating and cooling systems. Even so, the attic floor and the crawlspace are often the last places anyone thought to upgrade.
Older Homes: Seal First, Insulate Second
In an older house the attic floor is often the easiest place to make a difference, but piling more insulation on top of a leaky ceiling limits what it can do. Warm air moves through gaps around chimneys, plumbing stacks, light fixtures, wiring holes and the attic hatch. We prefer to close those gaps first and then add insulation. One thing we watch for in older houses is the wiring. If we see old cloth-covered wiring or other signs of an outdated electrical system, we will point it out and recommend that an electrician take a look before insulation is placed around it. Insulation is never a substitute for safe electrical work.
Old Crawlspaces, Bare Dirt and Fallen Insulation
Many older homes sit on crawlspaces with vents, a dirt floor and, if you are lucky, some fiberglass batts wedged between the joists. Over time those batts absorb moisture from humid air, sag and fall. Bare soil adds a steady supply of water vapor from below, especially through the summer.
A vapor barrier over the soil is the simplest first step for a bare-dirt crawlspace. Full encapsulation, with the liner carried up the walls and the vents closed off, is the more complete approach and is often paired with a dehumidifier. Which one makes sense depends on how damp the space is, how it is built, and what you want to accomplish. We lay out the options in your written estimate.

It depends on the wiring, and that is an electrician's call, not ours. If we see old cloth-covered wiring or other signs of an outdated system in the attic, we will point it out and recommend a qualified electrician evaluate it first. In many cases insulation can be added safely after that. We would rather slow a job down than cover something that should be looked at.
For an old dirt-floor crawlspace, should I choose a vapor barrier or encapsulation?
Either can be right, depending on the space. A vapor barrier covers the ground and slows moisture rising from the soil. Encapsulation goes further, sealing the walls, seams and vents, and usually pairs with humidity control. A dry, well-built crawlspace may only need the barrier, while a persistently damp one often benefits from the full approach. We look at the crawlspace and explain both options in writing.
