Attic Insulation Removal in High Point, NC

When the insulation in a High Point attic is soaked from a leak, smells of smoke or has been fouled by mice, adding more won't save it. After the cause is dealt with, we vacuum it out, air seal the bare ceiling and blow in fresh fiberglass. Most attics are priced from the square footage, often with photos, and estimates are free.

Attic Insulation Removal and Replacement for High Point Homes

High Point's housing is younger than that of its two big neighbors. The Census Bureau's survey estimates for 2020 to 2024 put the median year built at 1989, against 1985 in Greensboro and 1981 in Winston-Salem. In a younger attic, age is rarely why insulation has to come out. Something happened to it: a roof leak, a fire, an animal, a bath fan duct that came loose.

If the insulation is only thin, a top-up is the smaller job, and our page on attic insulation in High Point covers it. If it has to go, attic insulation removal is one job in two halves: the spoiled layer is vacuumed out, then the bare floor is sealed and new blown-in fiberglass goes on to the R-value in the estimate.

Four Reasons Insulation Comes Out of a High Point Attic

ENERGY STAR lets a contractor add new insulation over old unless the old layer is wet, moldy, smelly or holds animal waste. Age isn't on that list. Here is how those cases usually turn up.

Soaked by a Roof Leak

Look under the chimney, the vent pipes and any valley in the roof. A slow leak there can soak one patch of insulation through many storms before the ceiling shows a stain. Once a roofer has fixed it, the matted, stained material is vacuumed out.

Holding Smoke After a Fire

Soot and odor stay in insulation long after the rooms below are cleaned. When a smoky smell keeps coming back, the insulation overhead is often why, and it comes out rather than being buried under a new layer.

Fouled by Mice or Squirrels

Droppings, urine and nesting work down into the fibers, and no top-up covers the smell. A wildlife control company traps the animals and closes their way in. Once the mice are gone, we vacuum out the soiled insulation and sanitize and deodorize the attic before anything new goes in.

Crushed Flat Over a Leaky Ceiling

Batts squashed under stored boxes, or loose-fill packed down where people walk, may be dry. If it can be moved aside and put back, it stays. If it is too flat or dirty to move and put back, it comes out so the ceiling under it can be sealed.

Older High Point Houses: Open Wall Tops and Chimneys

About 40 percent of High Point's housing units were built before 1980, by the same Census estimates, and nearly all of those predate the state's 1978 insulation rule. In an older attic we look before anything is disturbed. If the old fill looks like small gray-brown or silver-gold pebbles, it may be vermiculite. The EPA's advice is to assume it holds asbestos and leave it undisturbed, so the job pauses there until an asbestos professional has dealt with it.

In the Oakwood Historic District just west of downtown, the oldest houses date from 1902 to 1915, by its National Register nomination, and some frame houses of that era may be balloon framed. In that framing, an Iowa state weatherization guide explains, wall cavities often open straight into the attic with no top plate. Under old insulation those openings stay hidden. Once it has been vacuumed out, each open bay can be capped from above before the new layer goes on.

The Highland Cotton Mills village, whose mill opened in 1913, has 165 mill houses, and its nomination notes that every one has an interior chimney. Where a chimney passes the attic floor, the gap around it gets a skirt of aluminum flashing bedded in heat-resistant caulk, and a metal collar keeps the new fill off the brick.

Removing Only the Damaged Section in a Newer High Point House

About 60 percent of High Point's housing units went up in 1980 or later. In those attics the insulation is often sound across most of the floor, and the damage sits in one place: under a leak at a vent pipe, around a bath fan whose duct has come loose, or along the eaves where an animal got in. Then the whole attic doesn't have to be emptied. The ruined section is vacuumed out, its cause is fixed, and the sound insulation stays under a top-up to one even depth.

When the damage is everywhere, like droppings across the whole floor or smoke in every corner, all of it comes out. The estimate says which kind of job yours is, and lists what comes out and what goes back on separate lines.

Sealing and Refilling the Bare Floor in a High Point Attic

A bare floor is the easiest time there will ever be to air seal the ceiling. The gaps around wires, pipes, fixtures and the tops of interior walls are sealed first, as ENERGY STAR expects. Baffles go in at the eaves so the soffit vents keep drawing air, a dam keeps loose-fill back from the hatch, and recessed lights without an insulation-contact rating get their clearance.

Then new blown-in fiberglass goes on to the R-value in the estimate. High Point spans four counties, and North Carolina's code does not put them all in the same climate zone, so the target depends on where your house is. Our R-value guide sorts out the counties. After the job, the Federal Trade Commission's R-value Rule entitles you to a receipt that shows the area covered, the depth and the R-value.

High Point Attic Insulation Removal Questions

How much does attic insulation removal cost in High Point?

We don't print a price, because no two removals are the same. The cost follows how much material comes out, the floor area times the depth, and whether it is batts or loose-fill, fouled or clean, easy to reach or behind a tight hatch. The new layer is priced as a second half. The square footage and a few hatch photos are usually enough to price it, at no charge.

Do you remove the animals from High Point attics?

No. Trapping and closing entry points belongs to a wildlife control company and has to happen first, or new insulation becomes the next nest. We'll point out what we see and say what has to be fixed before we start. Once the mice or squirrels are gone, the removal, the sanitizing and deodorizing, the air sealing and the new insulation are ours.

Does my High Point attic need removal, or just more insulation?

Most likely just more. ENERGY STAR's four reasons to take old insulation out are water, mold, odor and animal waste. A thin, dusty layer from the 1990s that is dry and clean can stay, and new blown-in insulation goes over it. If you aren't sure which you have, send photos from the hatch. If we still can't tell, we make a special visit before we give you a price.

Can you remove insulation without blowing new insulation in?

Yes. Tell us when you call. The new layer usually makes sense on the same visit, because an attic floor with nothing on it does little to slow heat, and the ceiling is never easier to seal. If a roof replacement or other attic work is coming first, the removal can be done on its own and the new layer added later.

How do I get an attic insulation removal estimate in High Point?

Call or text us, or use the contact page. Tell us the square footage of the attic or the house, or give us the address so we can work it out from the footprint, and say what you've noticed. Most attics we can price that way. When one needs a closer look, we make a special visit. Before any work starts, the crew goes through the plan for the attic with you.
