Eden Homes and Their Attics

Mill Houses Above the Smith River

Spray's textile companies built small frame houses for their workers in the late nineteenth and early twentieth centuries. The Spray Industrial Historic District's nomination describes a long run of them on Riverside Drive. Most are one story and one or two rooms deep, under a gable or hip roof, with a one-story ell at the back. That can mean two attic spaces, a low one over the main house and a smaller one over the ell, and each is measured on its own. Where a brick chimney rises through the ceiling, the gap around it is closed with aluminum flashing and heat-resistant caulk, and a metal dam keeps insulation off the brick.

Old Houses in Central Leaksville and Boone Road

Central Leaksville, the oldest residential part of Eden, was built up mostly from the 1850s to about 1935, in frame: two-story I-houses, Italianate and asymmetrical Queen Anne homes, foursquares and bungalows. On the ridge between Leaksville and Spray, the Boone Road district filled in between about 1895 and 1935, first under the mill's land company and then under Marshall Field and Company. In houses this old the wiring comes before the insulation. ENERGY STAR warns that knob-and-tube wiring, found in houses wired before 1930, can be a fire hazard where insulation touches it, so an electrician checks it before anything is covered.

Ranch Houses From the Postwar Decades

Ranch houses reached Rockingham County in the 1950s and 1960s, the county's architectural survey found, and by the late 1960s and 1970s the ranch and the split-level had pushed older styles aside. The housing figures on this page show Eden building at a steady pace through those decades. A National Register study of postwar houses describes the simplest ranch as a rectangle under a low-pitched roof, which leaves little height where the roof meets the outside walls. ENERGY STAR notes that the center of such an attic may be well filled while the eaves carry very little. The soffit vents there must stay open, and baffles keep a clear path for air above the insulation.

Attic Insulation in Eden

Some 55 percent of Eden's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.

Built from 1940 to 1969, 38 percent of Eden homes often have little insulation.

The Local Climate

Eden's center sits about 590 feet above sea level, 2 miles from NOAA's Eden station, the best match for Eden. The station's 1991 to 2020 normals average about 3,980 heating and 1,280 cooling degree days a year, so at Eden's station, heating needs outweigh cooling.

Homes by Age: What It Means for the Attic

Some 65 percent of Eden housing units are detached single-family houses.

Built from 1970 to 1989, 26 percent of Eden homes may hold settled fiberglass; check its depth against the joists.

About 70 percent of Eden's housing units predate 1980; nearly all predate the state's 1978 insulation rule too. Some 26 percent of Eden units sit in buildings of two or more homes, where the attic is often shared.

Eden Insulation FAQs

Was my Spray mill house built with any attic insulation?

Nothing required it. Spray's mill houses went up long before 1978, when North Carolina began requiring new homes to meet its insulation standards. What is in the attic now depends on what has been added since, and the only way to know is to look. We measure the depth in several places, over the back ell as well as the main roof, and check the wiring and any chimney before adding insulation.

Does a National Register district limit what I can do to my Eden house?

Not by itself. Eden has several listed districts, including Spray, Central Leaksville and Boone Road. The State Historic Preservation Office says listing places no restriction on a private owner who maintains or alters a property with private money. The city's Historic Preservation Commission can designate local landmarks and districts, which need its approval for outside changes. Attic insulation and air sealing are inside work, but ask the city before adding any roof vents.

Could the old insulation in an Eden attic be vermiculite?

It could: about 40 percent of Eden's homes predate 1960. If an Eden attic holds a pebble-like gray-brown or silver-gold fill, leave it undisturbed: the EPA says vermiculite may contain asbestos.

Does attic insulation in Eden need a permit?

Eden City Hall can say whether Rockingham County, the city itself or another office handles permits in Eden; ask before work starts.
