Madison Homes and Their Attics
Academy Street Houses From Three Eras
The Academy Street Historic District's nomination, listed in 1982, sorts its houses into three building periods: before the Civil War, from the war to 1900, and from 1900 to 1930. Most are frame, from Greek Revival houses through late Victorian ones with carved brackets to Colonial Revival houses of the 1920s. Since the newest of them dates from about 1930, the wiring in their attics deserves a look before the style does. ENERGY STAR flags pre-1930 knob-and-tube runs as a fire hazard once insulation smothers them. Before we blow anything in, an electrician judges whether those runs are live, and live ones stay clear.

The Local Climate

Madison Insulation FAQs
Do I need Madison's historic commission to sign off on attic insulation?
Not for work done indoors. Madison's Historic District and Properties Commission rules on outside changes, new building and demolition in two local districts, Academy Street and Hunter-Decatur Street. Owners there apply for a certificate of appropriateness before exterior work starts, while the statute behind it says the interior arrangement is beyond the commission's reach. Blowing in insulation and sealing the ceiling are inside jobs. Adding roof or soffit vents is not, so check with the town before that step.
Do the chimneys on an Academy Street house in Madison matter in the attic?
The interior ones do. The district nomination lists houses with tall interior brick chimneys, and others whose chimneys stand against the outside of a gable end. An outside chimney like that never crosses the attic floor. An interior one does, and the gap around it lets house air rise into the attic. We bridge that gap with thin aluminum, caulked with a sealant made for flue heat, then fit a metal dam so loose fill stays about 2 inches off the brick.
Does attic insulation in Madison need a permit?
Madison Town Hall can say whether Rockingham County, the town itself or another office handles permits in Madison; ask before work starts.
