About Maggie Valley and Its Homes

Maggie Valley, a resort town in western Haywood County, takes its name from Maggie Mae Setzer, whose father asked to keep the valley's first post office in a corner of his parlor. Behind its strip of tourist shops and attractions, a county survey found planned housing and condominium developments set back from the main road.

Maggie Valley Homes and Their Attics

Homes and Condominiums Behind the Tourist Strip

The county's 1983 architectural survey describes the road through the valley as a strip built around cars and the tourists leaving the Smokies. Planned real estate and condominium developments spread out behind it. The Census year-built table cited on this page puts the large majority of the valley's homes in 1970 or later. Newer construction brings its own attic questions. If your ceilings have recessed lights, ENERGY STAR says non-IC cans need a 3 inch gap kept clear around them, while fixtures rated IC can be covered. The vents at the soffits stay open as well, so outside air can still get into the attic.

Attic Insulation in Maggie Valley

Some 12 percent of Maggie Valley's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.

From 1990 to 2009, about 50 percent of Maggie Valley homes were built to codes below ENERGY STAR's target; check their eaves, where ENERGY STAR says insulation is often thinnest.

Mountain Climate

Maggie Valley's center sits about 3,010 feet above sea level, 8 miles from NOAA's Waynesville 1 E station, the best match for Maggie Valley, though not a close one. The station's 1991 to 2020 normals average about 4,790 heating and 530 cooling degree days a year, so Maggie Valley attics work hardest in winter.

Maggie Valley sits about 350 feet above the station, so expect slightly colder winters.

Homes by Age: What It Means for the Attic

Some 66 percent of Maggie Valley housing units are detached single-family houses, about 16 percent mobile homes.

Built from 1970 to 1989, 26 percent of Maggie Valley homes may hold settled fiberglass; check its depth against the joists.

About 17 percent of Maggie Valley's housing units predate 1980; nearly all predate the state's 1978 insulation rule too.

Maggie Valley Insulation FAQs

Can a log cabin in Maggie Valley get attic insulation?

Sometimes, and it depends on the ceiling. The county survey found groups of old Haywood log houses moved to Maggie Valley and put to use as tourist cottages. Where a flat ceiling leaves open space above it, that space can be air sealed and given blown-in insulation. Where the ceiling follows the slope of the roof, there is no attic floor to cover, and blowing insulation is not the answer. Tell us how the ceiling runs when you call, and we can say which one you have.

Can I have the attic done on a rental cabin or second home here?

Yes. Attic work on a house you own is your call, whether you live in it, rent it to visitors or use it a few weeks a year. Condominiums are different. The survey notes the planned condo developments behind the main road, and in a condo the roof and attic may belong to the owners' association. Read its rules before you hire anyone. If the place is rented out, plan the work for a stretch when no guests are booked.

Does attic insulation in Maggie Valley need a permit?

Maggie Valley Town Hall can say whether Haywood County Building Inspections, the town itself or another office handles permits in Maggie Valley; ask before work starts.
