About Canton and Its Homes
Canton was incorporated in 1889 as Buford and took its present name in 1893, after the Ohio city that supplied steel for its Pigeon River bridge. It became a paper mill town once Champion began building its mill here in 1906, and its older houses climb the hillsides east and southeast of downtown.
Canton, in Haywood County, grew from 4,404 people in 2020 to 4,418 in 2025 (Census Bureau estimates), on 3.72 square miles. That makes Canton the second-largest town in Haywood County.
Canton has about 2,100 housing units, 6 percent of Haywood County's; about 71 percent of the town's households own their home.

Canton Homes and Their Attics
Champion's Worker Houses and Canton Bungalows
The mill turned a village of a few hundred people into a busy town within a generation. To ease a housing shortage, Champion built leased houses for its workers. The county's 1983 survey records 61 identical ones put up in 1906 in the section called Fibreville. That survey also found that most Haywood bungalows are small, plain houses in the neighborhoods of Canton, Hazelwood and Waynesville. Bungalows, as a later Haywood survey defines them, have one story or one and a half under a low roof. A bungalow bedroom upstairs is framed into the slope of the roof, its low side walls hiding triangles of attic. On its list of usual air leaks, ENERGY STAR includes those triangles and the floor cavities beneath them. We air seal and insulate those side pockets too, not just the open attic above.
Attic Insulation in Canton
If the joists show above the insulation in a Canton attic, ENERGY STAR says to add more insulation.
Built from 1940 to 1969, before the state's 1978 insulation rule, about 35 percent of Canton homes often have little insulation.
Mountain Climate
Canton's center sits about 2,620 feet above sea level, 8 miles from NOAA's Waynesville 1 E station, the best match for Canton. The station's 1991 to 2020 normals average about 4,790 heating and 530 cooling degree days a year, so Canton attics work hardest in winter.
Homes by Age: What It Means for the Attic
About 73 percent of Canton housing units are detached single-family houses, about 14 percent mobile homes.
Built before 1940, about 30 percent of Canton homes can hide knob-and-tube wiring and vermiculite, jobs for an electrician and an asbestos contractor first.
Homes by Year Built
- Before 1940: 28% (±8), about 590 units
- 1940s: 14% (±5), about 300 units
- 1950s: 7% (±4), about 150 units
- 1960s: 16% (±8), about 340 units
- 1970s: 7% (±6), about 140 units
- 1980s: 9% (±6), about 185 units
- 1990s: 6% (±2), about 120 units
- 2000s: 10% (±5), about 210 units
- 2010s: under 5%, about 50 units
- 2020 or later: under 2%, about 20 units
Air Sealing and Duct Sealing in Canton
In Canton, about 61 percent of homes heat with electricity; where that heat is forced air, ducts often run through the attic.
Air sealing comes first, as the EPA advises: wire and pipe holes, wall tops and soffits.

- Piped gas: 2% (±2), about 40 households
- Bottled or tank gas: 6% (±4), about 110 households
- Oil or kerosene: 27% (±10), about 510 households

Attic Insulation Removal in Canton
In a Canton attic, only wet, moldy or animal-soiled insulation is vacuumed out (ENERGY STAR's test), once the cause is fixed, and after mice that Canton attic is sanitized and deodorized; dry, clean insulation stays.

Canton Insulation FAQs
After Helene, how can I tell whether my Canton attic got wet?
Start from the roof, not the river. The Pigeon River flood of September 2024 devastated much of downtown, the Weather Service reports, but rising water damages floors and walls rather than attics. Up top, the threat was wind: the same report describes trees falling on houses across the mountains. Damp or water-stained insulation, ENERGY STAR notes, is a sign of a leaking roof. Get the roof repaired before anything else. Once it is dry above, we pull the spoiled layer out with a vacuum hose and put down a new one.
Is my Canton house inside the downtown historic district?
Probably not, if it is a house. The Main Street Historic District covers about fourteen acres of brick commercial buildings along Main and Park streets. Its nomination places the town's historic residential areas outside it, to the south and east. For Haywood County, a 2023 state roster of preservation commissions lists Clyde and Waynesville but not this town. So historic rules do not govern work in your attic. An older house still gets its wiring and chimney looked at before any insulation goes in.
Could the old insulation in a Canton attic be vermiculite?
It could: about 50 percent of Canton's homes predate 1960. If a Canton attic holds a pebble-like gray-brown or silver-gold fill, leave it undisturbed: the EPA says vermiculite may contain asbestos.
Does attic insulation in Canton need a permit?
Canton Town Hall can say whether Haywood County Building Inspections, the town itself or another office handles permits in Canton; ask before work starts.
