Attic insulation in DillsboroBryson City, the Swain County seat on the Tuckasegee River, was incorporated in 1887 as Charleston and renamed in 1889. Good roads in the 1920s and the national park in the 1930s brought visitors, and its landmark 1890s house shows the steep, dormered roofs of the era's better homes.
Bryson City, in Swain County, fell from 1,546 people in 2020 to 1,525 in 2025 (Census Bureau estimates), on 2.18 square miles.
Bryson City has about 1,010 housing units, 12 percent of Swain County's; about 43 percent of the town's households own their home.

On the hill above downtown, the Frye-Randolph House began around 1895 as a story-and-a-half frame dwelling, two rooms down, under a steeply pitched roof with gable dormers and a central chimney. It was enlarged in the early 1900s with more gables and dormers, and its 1982 nomination holds it up as typical of the better Smokies houses of its day. In a house shaped like that, the bedrooms upstairs borrow space from the roof, and the low side walls hide narrow triangles of attic. A training text from Iowa's state health agency calls those triangles a common leak, and ENERGY STAR puts knee walls on its own list of trouble spots. Those triangles get sealed and filled in the same job as the main ceiling.
About 35 percent of Bryson City's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.
From 1990 to 2009, about 30 percent of Bryson City homes were built to codes below ENERGY STAR's target; check their eaves, where ENERGY STAR says insulation is often thinnest.
Bryson City's center sits about 1,730 feet above sea level, 1 mile from NOAA's Bryson City 4 station, the best match for Bryson City. The station's 1991 to 2020 normals average about 4,170 heating and 840 cooling degree days a year, so at Bryson City's station, heating needs outweigh cooling.
Bryson City sits about 250 feet below the station, so expect slightly milder winters. NOAA estimated part of the Bryson City 4 station's normals from nearby stations, so treat them as approximate.
About 51 percent of Bryson City housing units are detached single-family houses, about 13 percent mobile homes.
Built from 1940 to 1969, about 30 percent of Bryson City homes often have little insulation.
About 55 percent of Bryson City's housing units predate 1980; nearly all predate the state's 1978 insulation rule too. About 33 percent of Bryson City units sit in buildings of two or more homes, where the attic is often shared. Renters hold about 57 percent of Bryson City's occupied homes, so many attic decisions rest with landlords.
In Bryson City, about 87 percent of homes heat with electricity; where that heat is forced air, ducts often run through the attic.
Air sealing comes first, as the EPA advises: wire and pipe holes, wall tops and soffits.
Duke Energy Carolinas supplies Bryson City's electricity. For gas, Bryson City is in the Swain County franchise of Enbridge Gas North Carolina, whose mains may not reach every street in Bryson City. Duke's free House Call fits many Bryson City homes: about 87 percent heat with electricity.

In a Bryson City attic, only wet, moldy or animal-soiled insulation is vacuumed out (ENERGY STAR's test), once the cause is fixed, and after mice that Bryson City attic is sanitized and deodorized; dry, clean insulation stays.

Insulation contractor serving FranklinProbably not. Inside the town, the state's National Register list has two entries, the 1908 Swain County Courthouse and the Frye-Randolph House with the Fryemont Inn, and no historic district. Swain County has no local preservation board on the state's 2023 roster. Even a Register listing, by the state preservation office's own account, puts no strings on a private owner who repairs or changes the property with personal funds. Historic rules are unlikely to shape attic work on your house.
It is worth a look, starting with the insulation itself. The National Weather Service reported widespread downed trees across Swain County during Hurricane Helene in 2024, with the Tuckasegee cresting just under its record at Bryson City. A falling branch can crack a roof without much showing from the yard. If the insulation under a damaged spot is flattened or stained, or feels damp, water got in. ENERGY STAR links wet insulation to a leaking roof, so that repair happens first. Only then does the wet layer come out by vacuum and fresh insulation go in.
It could: about 20 percent of Bryson City's homes predate 1960. If a Bryson City attic holds a pebble-like gray-brown or silver-gold fill, leave it undisturbed: the EPA says vermiculite may contain asbestos.
