About Elon and Its Homes

Elon started as Mill Point, a railroad freight stop for nearby cotton mills, and took its name from Elon College, which opened there in 1890. A few Victorian houses from those first years stand near the campus, but most of the town's homes date from 1970 or later.

Elon, in Alamance County, grew from 10,939 people in 2020 to 11,366 in 2025 (Census Bureau estimates), on 4.17 square miles. That makes Elon the fourth-largest town in Alamance County.

Elon has about 3,000 housing units, 4 percent of Alamance County's; 70 percent of the town's households own their home. About 2,500 of those 3,000 units were someone's usual home in the Census Bureau's 2020 to 2024 survey; the heating and owner figures on this page describe those 2,500.

Elon Homes and Their Attics

Victorian Houses Along Trollinger Avenue

Alamance County's 2014 architectural inventory records a burst of house building around the new college about 1889 and 1890. On Trollinger Avenue it lists Queen Anne and early Colonial Revival houses from about 1889 to 1900, with hipped roofs, multiple gables and tall corbelled chimneys. One began as a small three-room house and gained a two-story, eight-room addition within a couple of years. A roof with that many hips, gables and joined sections can hide more than one attic. Each part may have its own access and its own depth of insulation, and the new insulation has to be spread evenly across every one of them.

Wiring That Came From the College Powerhouse

The county's 2002 survey of historic contexts says that until about 1905, each Elon household relied on a well, wood fires and kerosene lamps. Then the college built a powerhouse and offered the community electricity and running water. The first wiring in town went in during the knob-and-tube years. ENERGY STAR treats that older system, used until about 1930, as a fire risk once insulation surrounds it. In an older Elon house, an electrician checks the attic wiring before any insulation is blown in, and live knob-and-tube is never buried.

Attic Insulation in Elon

Some 11 percent of Elon's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.

From 1990 to 2009, about 45 percent of Elon homes were built to codes below ENERGY STAR's target; check their eaves, where ENERGY STAR says insulation is often thinnest.

The Local Climate

Elon's center sits about 710 feet above sea level, 4 miles from NOAA's Burlington Fire Station 5, the best match for Elon. The station's 1991 to 2020 normals average about 3,290 heating and 1,650 cooling degree days a year, so at Elon's station, heating needs outweigh cooling.

Homes by Age: What It Means for the Attic

Some 68 percent of Elon housing units are detached single-family houses.

Built from 1970 to 1989, about 25 percent of Elon homes may hold settled fiberglass; check its depth against the joists.

About 20 percent of Elon's housing units predate 1980; nearly all predate the state's 1978 insulation rule too.

Homes by Year Built

  • Before 1940: under 1%, about 20 units

  • 1960s: 3% (±2), about 85 units
  • 1970s: 10% (±4), about 310 units
  • 1980s: 16% (±5), about 500 units
  • 1990s: 18% (±4), about 530 units
  • 2000s: 29% (±7), about 880 units
  • 2010s: 14% (±4), about 430 units
  • 2020 or later: under 5%, about 60 units

Air Sealing and Duct Sealing in Elon

  • Piped gas: 53% (±7), about 1,310 households

Elon Insulation FAQs

Is my house part of the Elon College Historic District?

Very likely not. That district, listed in 1988, covers the historic core of the campus: West Dormitory from 1907 and five brick college buildings from 1923 to 1927. Johnston Hall, from the old orphanage, is listed on its own. The county's 2014 inventory found no local landmarks in the township that includes Elon. So for most houses in town, no historic review applies to attic work.

I rent out a house near the Elon campus. Can I have the attic insulated between tenants?

Yes. Insulating or air sealing the attic of a rental is the owner's decision, and the work stays in the attic and the ceiling below it. Between leases is often the easiest time, since we may need to reach the attic hatch through a closet or a hallway. If the house is older, the wiring check and any roof repair come first, the same as for an owner who lives there.

Can insulation go right over the recessed lights in my newer Elon home?

Only if the fixtures are rated for it. ENERGY STAR says insulation must stay at least 3 inches from recessed lights that are not IC-rated, the rating that means a fixture may touch insulation. Fixtures with that rating can be covered. We check each can light before blowing in insulation and build a clear space around any that are not rated. The gaps around the cans are sealed first, since they are a common air leak.

Does attic insulation in Elon need a permit?

Elon Town Hall can say whether Alamance County Inspections, the town itself or another office handles permits in Elon; ask before work starts.
