Ossipee Homes and Their Attics

Mill Houses on Front Street and Back Street

The county's 2014 inventory describes the mill houses on Front Street, from about 1900, as mostly alike: one or two stories, most with a hall-and-parlor plan and a front porch. An earlier study of the county's buildings, quoted in the state's 2002 survey update, pointed to early one-story houses on Back Street. It also said that by the 1890s, balloon framing with small studs had replaced heavy timber in the county's mill houses. In a balloon frame the wall cavities can run up into the attic with no plate across the top, so heated air escapes straight out of the walls. Those open tops get sealed from the attic before insulation goes down.

Attic Insulation in Ossipee

If the joists show above the insulation in an Ossipee attic, ENERGY STAR says to add more insulation.

Built from 1970 to 1989, about 25 percent of Ossipee homes may hold settled fiberglass; check its depth against the joists.

The Local Climate

Ossipee's center sits about 610 feet above sea level, 9 miles from NOAA's Burlington Alamance Airport station, the best match for Ossipee. The station's 1991 to 2020 normals average about 3,270 heating and 1,740 cooling degree days a year, so at Ossipee's station, heating needs outweigh cooling.

Ossipee Insulation FAQs

Is my Ossipee house listed as historic anywhere?

Not that the state knows of. No property inside Ossipee appears on the National Register. The nearest, the Altamahaw Mill Office, listed in 1984, stands in Altamahaw. The county's 2014 inventory also found no local landmarks in Morton Township, which takes in most of the town. Attic work here answers to the house itself, not to any district rules.

What comes first before insulating one of the old mill houses?

The wiring and the roof. A house from the mill's early decades may still carry knob-and-tube wiring, which ENERGY STAR ties to houses wired before 1930 and calls a fire hazard in contact with insulation. An electrician looks at it, and any live run stays uncovered. Then the roof: damp or stained insulation means a leak, and the leak is fixed before anything new goes in. Only then do we seal and insulate.

Does attic insulation in Ossipee need a permit?

Ossipee Town Hall can say whether Alamance County Inspections, the town itself or another office handles permits in Ossipee; ask before work starts.
