Wrightsville Beach Homes and Their Attics

Cottages Built for Summers on the Island

The National Register nomination for a 1937 cottage on the north end describes how Wrightsville Beach cottages of the early 1900s were built. Wide porches carried most of daily life in the years before air conditioning, inside walls were often bare plywood, and outside walls were often wood shingle, chosen to stand up to the weather. Owners wanted little upkeep, because they came for the summer. A cottage built for warm months may never have been insulated with winter in mind. So on install day nothing is assumed, and the crew measures each roof section on its own.

Fran, Florence and Wet Attic Insulation

The National Weather Service office in Wilmington records that Hurricane Fran in 1996 drove a storm tide as high as 12 feet along this stretch of coast. It also flattened most of the island's dunes. In 2018 the eye of Hurricane Florence crossed Wrightsville Beach, and many homes in the county lost roofing and siding to the wind. Soggy insulation after a hurricane means water came through the roof, and that leak gets fixed before anything else. The soaked material then comes out and new insulation goes in. A bathroom fan or clothes dryer venting into the attic is rerouted outside, and the soffit vents are left clear so the space can dry out.

Attic Insulation in Wrightsville Beach

About 30 percent of Wrightsville Beach's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.

Built from 1970 to 1989, about 45 percent of Wrightsville Beach homes may hold settled fiberglass; check its depth against the joists.

The Local Climate

Wrightsville Beach's center sits near sea level, 7 miles from NOAA's Wilmington International Airport station, the best match for Wrightsville Beach. The station's 1991 to 2020 normals average about 2,330 heating and 2,130 cooling degree days a year, so Wrightsville Beach attics work in both seasons.

Wrightsville Beach Insulation FAQs

Our Wrightsville Beach cottage is a designated landmark. Does attic work need the commission's sign-off?

Not for the insulation itself. The town's Historic Landmark Commission keeps a list of designated properties, most of them cottages dated from about 1907 to 1940, and it takes applications for outside changes. Under state law a commission rules on a landmark's exterior and has no say over how the inside is arranged. Blowing insulation and sealing gaps from inside the attic leaves the outside untouched. Adding roof or soffit vents does alter the exterior, and those go before the commission ahead of the work.

What needs a look before insulating a cottage from the 1920s?

The wiring, first. Several of the town's designated cottages date from the 1920s or earlier. In ENERGY STAR's guidance, knob-and-tube from that era turns dangerous once insulation is blown over it. Electrical work is not ours to do, so an electrician reviews those circuits while the attic floor is still bare. Where a fireplace chimney comes up through the ceiling, we fit aluminum flashing over the gap and seal its edges with heat-rated caulk. Bent sheet metal then holds the insulation clear of the masonry.

Could the old insulation in a Wrightsville Beach attic be vermiculite?

It could: about 25 percent of Wrightsville Beach's homes predate 1960. If a Wrightsville Beach attic holds a pebble-like gray-brown or silver-gold fill, leave it undisturbed: the EPA says vermiculite may contain asbestos.

Does attic insulation in Wrightsville Beach need a permit?

Wrightsville Beach Town Hall can say whether New Hanover County Permits & Inspections, the town itself or another office handles permits in Wrightsville Beach; ask before work starts.
