About Wilkesboro and Its Homes

Wilkesboro, the Wilkes County seat, was laid out in 1800 as a grid of lots around a courthouse square on the hill above the Yadkin River. Its oldest surviving houses go back to the 1830s, and houses kept going up downtown into the ranch years of the 1950s.

Wilkesboro, in Wilkes County, fell from 3,643 people in 2020 to 3,618 in 2025 (Census Bureau estimates), on 6.59 square miles. That makes Wilkesboro the second-largest town in Wilkes County.

Wilkesboro has about 1,940 housing units, 6 percent of Wilkes County's; about 48 percent of the town's households own their home.

Wilkesboro Homes and Their Attics

Late Victorian Frame Houses Along Main Street

A 1982 study of Wilkesboro's historic buildings found most of them shaped by late Victorian taste from the 1890s and early 1900s, and most of the houses built of wood. Typical marks were decorative porches, bay windows, shingle work, stained glass in the attic windows, and a center hall under a three-gabled roof. The study ties some of that trim to a sash and blind factory that opened across the river in North Wilkesboro in 1896. A Main Street house from the 1890s may still hold some of its original wiring, run on ceramic knobs through the joists. ENERGY STAR flags that kind, used before 1930, as dangerous when buried in insulation. An electrician deals with any of it first. Only after that does insulation go in.

Bungalows With Dormers on East Cowles Street

The 2009 nomination for the Downtown Wilkesboro Historic District finds a quarter of its buildings to be one and a half stories. Its busiest building years were the 1920s and 1930s. On East Cowles Street, once called Hillside Lane, it lists frame Craftsman bungalows of that height. Some have shed dormers front and back. Upstairs in such a house, the rooms fit inside the slope of the roof, and low side walls close them off from the eaves. ENERGY STAR puts the cavities behind and beneath those knee walls on its list of common attic air leaks. The narrow side spaces behind them are sealed and insulated, not just the floor of the main attic.

Attic Insulation in Wilkesboro

About 45 percent of Wilkesboro's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.

Built from 1940 to 1969, before the state's 1978 insulation rule, about 40 percent of Wilkesboro homes often have little insulation.

The Local Climate

Wilkesboro's center sits about 1,030 feet above sea level, 1 mile from NOAA's North Wilkesboro station, the best match for Wilkesboro. The station's 1991 to 2020 normals average about 4,000 heating and 1,200 cooling degree days a year, so at Wilkesboro's station, heating needs outweigh cooling.

Homes by Age: What It Means for the Attic

About 52 percent of Wilkesboro housing units are detached single-family houses.

Built from 1970 to 1989, about 25 percent of Wilkesboro homes may hold settled fiberglass; check its depth against the joists.

Renters hold about 52 percent of Wilkesboro's occupied homes, so many attic decisions rest with landlords.

Air sealing comes first, as the EPA advises: wire and pipe holes, wall tops and soffits.

  • Piped gas: 7% (±5), about 120 households

Wilkesboro Insulation FAQs

Does the Wilkesboro preservation commission review attic insulation in the downtown district?

Not for the attic work itself. The town says its downtown district is both on the National Register and regulated by a local ordinance, with its Historic Preservation Commission reviewing certificates of appropriateness under design guidelines. State law limits that review to a building's exterior and leaves how the inside is arranged out of the commission's hands. Insulating and air sealing are done inside. Adding vents on the roof or under the eaves is outside work, so check with the town's planning department first.

My Wilkesboro ranch house has hardly any insulation at the outer edges of the attic. Why?

Because the roof leaves little room there. The downtown district's 2009 nomination includes ranch houses from 1955 and the 1960s. A study of Raleigh's postwar houses for the state preservation office pictures the plainest ranch as a long box under a gently sloped roof. Near the eaves that roof comes down close to the ceiling. ENERGY STAR observes that attics are sometimes well covered at the center but thinly covered at the eaves. We fill those edges evenly and set baffles so the soffit vents stay open.

Could the old insulation in a Wilkesboro attic be vermiculite?

It could: about 20 percent of Wilkesboro's homes predate 1960. If a Wilkesboro attic holds a pebble-like gray-brown or silver-gold fill, leave it undisturbed: the EPA says vermiculite may contain asbestos.

Does attic insulation in Wilkesboro need a permit?

Wilkesboro Town Hall can say whether Wilkes County Permit Information, the town itself or another office handles permits in Wilkesboro; ask before work starts.
