About Southport and Its Homes

Southport sits at the mouth of the Cape Fear River and was laid out in 1792 as Smithville. Its National Register nomination dates over half of the historic district's buildings to 1885 through 1905, mostly plain one- and two-story frame houses put up by a handful of local carpenters.

Southport, in Brunswick County, grew from 3,985 people in 2020 to 4,434 in 2025 (Census Bureau estimates), on 4 square miles.

Southport has about 2,500 housing units, 2 percent of Brunswick County's; about 80 percent of the city's households own their home. About 1,880 of those 2,500 units were someone's usual home in the Census Bureau's 2020 to 2024 survey; the heating and owner figures on this page describe those 1,880.

Southport Homes and Their Attics

Double Cottages From the 1890s Building Boom

Southport's building boom came with its new name in the late 1880s. The historic district's nomination says local carpenters built dozens of double cottages in the 1890s: one story, with a narrow center passage and two rooms on each side. In the typical example it describes, all four rooms had fireplaces, served by two chimneys set inside the house on the wall between the front and back rooms. Chimneys placed that way pass up through the ceiling and the attic floor. The opening around the brick gets thin aluminum sheet and caulk rated for high heat, and a sheet metal collar around the chimney holds the insulation back. Codes usually want 2 inches of clearance between insulation and a masonry chimney.

Story-and-a-Half Houses With Rooms Under the Roof

Rooms tucked under the roof go back a long way here. A Southport doctor recalled that the town's early one-story houses always had finished rooms in the attic, lit by dormers. The nomination adds that the old hall-and-parlor cottages kept their upstairs for bedrooms or storage. Builders of the 1890s kept the idea. The nomination records a story-and-a-half house built on Atlantic Avenue in the spring of 1895 and a near copy finished that October. Upstairs in a house like that, short knee walls stand between the rooms and narrow side attics. ENERGY STAR counts the cavities behind and beneath knee walls as common leak points, so the side attics get air sealed and insulated as well as the main attic floor.

Attic Insulation in Southport

Some 21 percent of Southport's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.

In 2010 or later, about 35 percent of Southport homes went up; check their air sealing as well as the depth.

The Local Climate

Southport's center sits about 20 feet above sea level, 5 miles from NOAA's Southport 5 N station, the best match for Southport. The station's 1991 to 2020 normals average about 2,200 heating and 2,230 cooling degree days a year, so Southport attics work in both seasons.

The state energy code marks Brunswick County warm and humid.

Homes by Age: What It Means for the Attic

About 82 percent of Southport housing units are detached single-family houses.

From 1990 to 2009, about 30 percent of Southport homes were built to codes below ENERGY STAR's target; check their eaves, where ENERGY STAR says insulation is often thinnest.

About 30 percent of Southport's housing units predate 1980; nearly all predate the state's 1978 insulation rule too.

Air sealing comes first, as the EPA advises: wire and pipe holes, wall tops and soffits.

  • Piped gas: 7% (±4), about 125 households

Attic Insulation Removal in Southport

In a Southport attic, only wet, moldy or animal-soiled insulation is vacuumed out (ENERGY STAR's test), once the cause is fixed, and after mice that Southport attic is sanitized and deodorized; dry, clean insulation stays.

Southport Insulation FAQs

Do the Southport Historic District rules reach inside my attic?

No, not for the inside work. The district went on the National Register in 1980. By the State Historic Preservation Office's account, being on the Register does not restrict a homeowner paying for upkeep or changes out of pocket. In 2026 the General Assembly abolished Southport's Historic Preservation Commission and barred the city from creating or expanding historic districts, while leaving any district already in effect in place. Air sealing and insulating happen indoors. If the attic needs new roof or soffit vents, which change the outside, ask the city first.

A tree came down on my Southport roof in a storm. What about the attic?

Get the roof made tight before anything else, then look at the insulation around the damage. During Hurricane Florence in 2018 the National Weather Service reported falling trees damaging homes in Southport. During Isaias in 2020, an EF2 tornado tracked more than eight miles from Bald Head Island to Southport. A limb through the decking lets rain soak the insulation below it, and ENERGY STAR reads damp insulation as a roof leak. Once the roofer has finished, the soaked patch comes out by vacuum and fresh insulation goes in.

Does attic insulation in Southport need a permit?

Southport City Hall can say whether Brunswick County Permits & Development, the city itself or another office handles permits in Southport; ask before work starts.
