About St. James and Its Homes

St. James grew from a golf course community begun inland in the 1980s, opened its first course in 1991 and became a town in 1999, so its houses and attics are young.

St. James, in Brunswick County, grew from 6,548 people in 2020 to 7,318 in 2025 (Census Bureau estimates), on 9.11 square miles. That makes St. James the third-largest town in Brunswick County.

St. James has about 4,300 housing units, 4 percent of Brunswick County's; 96 percent of St. James' households own their home. About 3,500 of those 4,300 units were someone's usual home in the Census Bureau's 2020 to 2024 survey; the heating and owner figures on this page describe those 3,500.

St. James Homes and Their Attics

Revival-Style Houses Around the Golf Courses

The 2010 county survey ties the town to the golf course communities that drew retirees and second-home buyers to Brunswick County, with courses opened there in 1991, 1995 and 2006 to 2007. It found that most new houses in the county follow revival styles, Colonial Revival above all. If your house has wings, dormers or a garage under separate roof sections, each one can hide its own attic with its own way in. We find and measure every one. ENERGY STAR wants the layer even, without thin patches, and a small attic over a wing is easy to miss.

Long Summers and Ducts in the Attic

The county survey calls Brunswick County summers long and sweltering, and notes that its winters are the mildest in the state. If your heating and cooling ducts run through the attic, that summer heat reaches them. Building America notes that a radiant barrier keeps attic ducts cooler in summer and does the most over little insulation, but adds very little above an attic that is already well insulated. In a young house with a full attic, it may not be worth adding.

Attic Insulation in St. James

If the joists show above the insulation in a St. James attic, ENERGY STAR says to add more insulation.

In 2010 or later, about 55 percent of St. James homes went up; check their air sealing as well as the depth.

The Local Climate

St. James' center sits near sea level, 8 miles from NOAA's Southport 5 N station, the best match for St. James. The station's 1991 to 2020 normals average about 2,200 heating and 2,230 cooling degree days a year, so St. James attics work in both seasons.

The state energy code marks Brunswick County warm and humid.

Homes by Age: What It Means for the Attic

Some 87 percent of St. James housing units are detached single-family houses.

From 1990 to 2009, about 45 percent of St. James homes were built to codes below ENERGY STAR's target; check their eaves, where ENERGY STAR says insulation is often thinnest.

Air sealing comes first in a St. James ceiling, as the EPA advises: wire and pipe holes, wall tops and soffits.

St. James Insulation FAQs

Could my St. James house ever be listed as historic?

Not for a long while. The 2010 county survey explains that a building generally needs to be at least 50 years old before the National Register will consider it. The community's first golf course opened only in 1991. No property in town is on the register, and the county was absent from the state's 2023 roll of preservation commissions. Work in your attic faces no historic review.

My house here is fairly new, so why is some of the attic insulation dark?

Dark patches show where air from the house has been leaking through. A newer house can still have gaps where wires, pipes and duct chases pass through the ceiling. ENERGY STAR explains that insulation darkens as it filters dusty indoor air, which makes it a map of the leaks below. We seal those gaps from the attic side. The darkened insulation is still fine to use, ENERGY STAR says, so it goes back in place and new insulation can go over it.

Does attic insulation in St. James need a permit?

St. James Town Hall can say whether Brunswick County Permits & Development, St. James itself or another office handles St. James permits; ask before work starts.
