Rutherfordton Homes and Their Attics

Old Houses With Added Wings on North Main

North Main Street was one of the town's main residential avenues, and two National Register houses there, built by a tinsmith and builder, show how such houses grew. The older one, of about 1835, is a frame I-house with a two-story ell. A one-story dining room wing was probably added in 1879, and a kitchen that seems to have stood apart was later joined to it. A piece added like that sits under its own roof, and the attic over each can have its own access, its own depth of insulation, or no way in at all. We look at each section, then spread the insulation evenly so no thin strip is left where one roof meets the next.

Cleghorn Mill Houses at the Foot of the Hill

East of Main Street the ground falls away toward a creek. The Main Street district's nomination, written in 1995, says that side blends into mill housing at the bottom of the hill, tied to the Cleghorn Mill. A 2007 nomination for a Forest City mill village describes this housing as mostly modest one-story side-gable houses and bungalows from about 1910 to 1925. If one of these bungalows keeps any of its first wiring, it may be knob-and-tube, strung across the ceiling joists. In ENERGY STAR's list of things to fix first, that pre-1930 wiring is a fire hazard wherever insulation buries it. So an electrician judges what in a Cleghorn house is live before we blow anything in, and live wire stays exposed.

Attic Insulation in Rutherfordton

About 45 percent of Rutherfordton's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.

Built from 1940 to 1969, about 30 percent of Rutherfordton homes often have little insulation.

The Local Climate

Rutherfordton's center sits about 960 feet above sea level, 4 miles from NOAA's Forest City 8 W station, the best match for Rutherfordton. The station's 1991 to 2020 normals average about 3,650 heating and 1,390 cooling degree days a year, so at Rutherfordton's station, heating needs outweigh cooling.

Homes by Age: What It Means for the Attic

Some 77 percent of Rutherfordton housing units are detached single-family houses.

From 1990 to 2009, about 30 percent of Rutherfordton homes were built to codes below ENERGY STAR's target; check their eaves, where ENERGY STAR says insulation is often thinnest.

About 50 percent of Rutherfordton's housing units predate 1980; nearly all predate the state's 1978 insulation rule too.

Rutherfordton Insulation FAQs

Does the town review attic work on a house in historic Rutherfordton?

No, not for work inside. The town counts more than 100 buildings with National Register status, alone or as part of the Main Street Historic District. The State Historic Preservation Office says that status places no restriction on a private owner. Rutherfordton does have a Historic Preservation Commission. Under state law its reach covers the exteriors of designated local landmarks and districts and stops at the walls. Insulating over a ceiling on Washington or Main Street is interior work. A new vent cut through a historic roof or soffit is not, so talk with the town before that step.

My old house has a chimney in the middle. How close can insulation come?

Never close enough to touch. Some of the oldest houses here have chimneys inside the house. One of the North Main Street houses, for example, has an interior chimney near the end of its ell. ENERGY STAR puts the customary gap at 2 inches for brick or stone and 1 inch for a metal flue. Where the stack passes the ceiling, a fitted aluminum collar and heat-rated caulk seal the opening, and a metal dam keeps the fill back. Foam is never used there.

Could the old insulation in a Rutherfordton attic be vermiculite?

It could: about 30 percent of Rutherfordton's homes predate 1960. If a Rutherfordton attic holds a pebble-like gray-brown or silver-gold fill, leave it undisturbed: the EPA says vermiculite may contain asbestos.

Does attic insulation in Rutherfordton need a permit?

Rutherfordton Town Hall can say whether Rutherford County Building Inspections, the town itself or another office handles permits in Rutherfordton; ask before work starts.
