About Pittsboro and Its Homes

Pittsboro, the Chatham County seat, was laid out in 1787 with its courthouse set in a circle where four streets meet. Its 2000 district nomination records houses there from the early 1800s through the 1920s bungalows of Grove Park, and much newer neighborhoods now ring the old core.

Pittsboro, in Chatham County, grew from 4,563 people in 2020 to 5,054 in 2025 (Census Bureau estimates), on 5.49 square miles. That makes Pittsboro the second-largest town in Chatham County.

Pittsboro has about 2,000 housing units, 6 percent of Chatham County's; about 70 percent of the town's households own their home.

Pittsboro Homes and Their Attics

Houses Grown Room by Room Near the Courthouse

The old town around the courthouse circle became a National Register district in 2000. Its nomination notes several houses that started in the early 1800s as one-room dwellings, one of them enlarged into the early twentieth century. A house added onto across a hundred years can hold wiring from several eras. Knob-and-tube wiring, the kind installed before about 1930, is a fire risk wherever insulation surrounds it, ENERGY STAR says. So the old circuits are the first thing an electrician looks at, and live knob-and-tube is left with nothing on top of it.

Bungalows and Log Houses in Grove Park

Grove Park, in the district's northwest corner across from Chatham Mills, was laid out as a subdivision in 1925 and filled in slowly through the Depression. The district nomination describes its bungalows, one built in 1926 from a Sears kit, and several one-story log houses from the 1930s. The county's architectural nomination notes the bungalow style's wide projecting roofs. Under a low, wide roof the attic pinches down toward the eaves, which is where ENERGY STAR says insulation can run thin. Baffles keep the soffit vents open so insulation can be carried out to the walls.

If the joists show above the insulation in a Pittsboro attic, ENERGY STAR says to add more insulation.

The Local Climate

Pittsboro's center sits about 410 feet above sea level, 14 miles from NOAA's Chapel Hill 2 W station, the best match for Pittsboro. The station's 1991 to 2020 normals average about 3,500 heating and 1,610 cooling degree days a year, so at Pittsboro's station, heating needs outweigh cooling.

Pittsboro Insulation FAQs

Are there historic district rules for attic work in Pittsboro?

Not that the public records show. The district's National Register listing alone sets no limits, the State Historic Preservation Office says, for an owner using private money on a private property. No historic preservation commission appears among the town's advisory boards, and the state roster from 2023 has none in Chatham County. Attic insulation is indoor work. New roof or gable vents change the outside, so check with town planners first.

Why is the room over the garage in my newer Pittsboro house hard to keep comfortable?

Often because its floor sits over the garage, which is outside the heated part of the house. Most homes here date from 1970 or later, the Census figures on this page show, and the town approved the large Chatham Park plan in 2015. Building America advises air sealing a floor over a garage when there is living space above, with the insulation pressed full against the subfloor. We insulate garages as well as attics.

Does attic insulation in Pittsboro need a permit?

Pittsboro Town Hall can say whether Chatham County Building Inspections, the town itself or another office handles permits in Pittsboro; ask before work starts.
