About Carrboro and Its Homes

Carrboro grew up just west of Chapel Hill around a university railroad spur and Thomas Lloyd's Alberta Cotton Mill, built in 1898 and 1899. It was incorporated as Venable in 1911, renamed for mill owner Julian Carr in 1913, and stayed a small mill town until the late 1960s.

Carrboro Homes and Their Attics

Lloyd's Mill Houses on Maple Avenue and Carr Street

The Thomas F. Lloyd Historic District holds thirty frame houses, most of them built from 1910 to 1915 for workers at Lloyd's second mill, which Durham Hosiery Mills bought in 1913. Its nomination describes plain one-story houses on Carr Street, one room deep with a center hall, under triple-A roofs with rear ells and a central interior brick chimney. That center chimney rises through the attic floor, and the gap where it does lets warm house air rise past it. ENERGY STAR's answer is aluminum flashing set in high-temperature caulk, with a metal dam ringing the stack. Codes usually want insulation kept 2 inches back from masonry.

Stone Houses of the Northside Neighborhood

Northside, the historically African American neighborhood that spans the Carrboro and Chapel Hill line, has fieldstone houses built in the 1940s by the mason John Wesley Campbell and his sons. One of them, a story-and-a-half bungalow of 1945, was listed on the National Register in 2023. Its nomination notes that two small interior stone flues came out in the rehabilitation begun in 2022, when a new roof and heating and cooling system went in. Whenever a flue or chimney is removed from any older house, look at the attic floor where it stood. ENERGY STAR counts flue and duct chases among the larger air leaks, so any opening left behind is closed before insulating.

Attic Insulation in Carrboro

Some 17 percent of Carrboro's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.

Built from 1970 to 1989, 40 percent of Carrboro homes may hold settled fiberglass; check its depth against the joists.

The Local Climate

Carrboro's center sits about 460 feet above sea level, under a mile from NOAA's Chapel Hill 2 W station, the best match for Carrboro. The station's 1991 to 2020 normals average about 3,500 heating and 1,610 cooling degree days a year, so at Carrboro's station, heating needs outweigh cooling.

Readings change over short distances around Carrboro: NOAA's Chapel Hill Williams Airport station, 2 miles away, averages about 3,240 heating degree days.

Homes by Age: What It Means for the Attic

Some 42 percent of Carrboro housing units are detached single-family houses.

From 1990 to 2009, 30 percent of Carrboro homes were built to codes below ENERGY STAR's target; check their eaves, where ENERGY STAR says insulation is often thinnest.

About 29 percent of Carrboro's housing units predate 1980; nearly all predate the state's 1978 insulation rule too. Some 49 percent of Carrboro units sit in buildings of two or more homes, where the attic is often shared. Renters hold 56 percent of Carrboro's occupied homes, so many attic decisions rest with landlords.

Carrboro Insulation FAQs

Do Carrboro's National Register districts put rules on my house?

Not by themselves. The town's listings include the Thomas F. Lloyd and Carrboro Commercial historic districts and the Alberta Mill Complex. The state's preservation office says such a listing sets no conditions on an owner who keeps up or remodels a mill house or storefront with personal funds. Design review comes only from a local commission, and the 2023 state roster for Orange County shows Chapel Hill's, Hillsborough's and the county's, but none for Carrboro itself. If your house might be a designated landmark, check with the town before any outside change.

My Carrboro kitchen has a boxed-in soffit over the cabinets. Is that an attic problem?

Sometimes. Carrboro began growing with the university in the late 1960s, and this page's housing figures put the bulk of its homes in the years from 1970 on. If a house from those decades has a dropped soffit, insulation may be piled over it. The stud cavities inside can be open to the attic, so house air rises into them. Following ENERGY STAR, the insulation is pushed aside, the cavities are plugged and the soffit covered, and the insulation goes back on top. That sealing comes first, before we blow in anything new.

Does attic insulation in Carrboro need a permit?

Carrboro Town Hall can say whether Orange County Planning & Inspections, the town itself or another office handles permits in Carrboro; ask before work starts.
