Hendersonville Homes and Their Attics

Houses From the Railroad Resort Years

After 1879, trainloads of summer visitors kept Hendersonville building. The city's 1988 historic properties study quotes a 1909 newspaper claiming the number of boarding houses had doubled in six years. The 1926 city directory counted four times as many people in town in summer as in winter. The railroad also brought style books and factory-made materials, so in-town houses of the period followed national fashions. Building slowed to a crawl after 1929. A house from those boom decades may have been wired with knob-and-tube, and ENERGY STAR treats such wiring as a fire hazard once insulation surrounds it. That wiring gets a look from an electrician before we add anything around it.

Druid Hills and Its Rooms Under the Roof

Druid Hills, northwest of downtown, was first platted in 1923 on curving, tree-lined streets that its National Register nomination says were in all probability designed by landscape architect Earle Sumner Draper. The nomination singles out its Tudor Revival houses with steep and clipped gable roofs, Craftsman bungalows with eyebrow and front-gable dormers, and houses a story and a half tall. Upstairs rooms in houses like these are built into the roof slope. The short walls along their sides, and the dormer walls, back onto small wedge-shaped attics. A state training manual on house construction from Iowa names those wedges as a common place for air to leak. Those side attics are sealed and insulated on their own, along with the flat space over the ceiling.

Attic Insulation in Hendersonville

Some 29 percent of Hendersonville's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.

From 1990 to 2009, 29 percent of Hendersonville homes were built to codes below ENERGY STAR's target; check their eaves, where ENERGY STAR says insulation is often thinnest.

The Local Climate

Hendersonville's center sits about 2,160 feet above sea level, 1 mile from NOAA's Hendersonville 1 NE station, the best match for Hendersonville. The station's 1991 to 2020 normals average about 4,170 heating and 900 cooling degree days a year, so at Hendersonville's station, heating needs outweigh cooling.

Readings change over short distances around Hendersonville: NOAA's Asheville Regional Airport station, 9 miles away, averages about 3,840 heating degree days.

Homes by Age: What It Means for the Attic

Some 41 percent of Hendersonville housing units are detached single-family houses.

Built from 1970 to 1989, 24 percent of Hendersonville homes may hold settled fiberglass; check its depth against the joists.

About 43 percent of Hendersonville's housing units predate 1980; nearly all predate the state's 1978 insulation rule too. Some 46 percent of Hendersonville units sit in buildings of two or more homes, where the attic is often shared. Renters hold 54 percent of Hendersonville's occupied homes, so many attic decisions rest with landlords.

Hendersonville Insulation FAQs

I live in Druid Hills. Does attic insulation need the city's approval?

Not the insulation itself. The city's map of locally designated historic districts includes Druid Hills, along with Hyman Heights and Main Street. In those districts the city requires a certificate of appropriateness before work on the exterior of a building. State law leaves interior arrangement outside the commission's authority, and blowing insulation into the attic happens inside the house. New roof vents or soffit vents would change the outside, so bring those ideas to the city's preservation staff first.

My Hendersonville house is in a National Register district. Does that add rules?

Not from the city. Hendersonville has several Register districts, among them Lenox Park, West Side and Cold Spring Park, and the city says it does not regulate its National Register districts. For its part, the State Historic Preservation Office says Register status by itself leaves you free to maintain or alter your house at your own expense. Only the locally designated districts carry the city's exterior review. If your street is in both kinds, as Druid Hills is, the local rules apply to outside changes.

Are there rebates for attic insulation in Hendersonville?

Duke Energy's Smart $aver Insulate and Seal is the one to check: a rebate for attic insulation done together with air sealing, and a separate one for duct sealing, when the attic starts at R-19 or less; a contractor in Duke's Smart $aver network must do the work, and Insulation Pros is an approved Duke Energy trade ally. Check its current terms. The Henderson County page lists every other program.

Could the old insulation in a Hendersonville attic be vermiculite?

It could: about 21 percent of Hendersonville's homes predate 1960. If a Hendersonville attic holds a pebble-like gray-brown or silver-gold fill, leave it undisturbed: the EPA says vermiculite may contain asbestos.

How do I choose an insulation company in Hendersonville?

Compare written estimates for your Hendersonville attic listing air sealing, any removal and the added depth; for Duke Energy's rebate the contractor must be in Duke's network, and Insulation Pros is an approved Duke Energy trade ally.

Does attic insulation in Hendersonville need a permit?

Hendersonville City Hall can say whether Henderson County Permits & Inspections, the city itself or another office handles permits in Hendersonville; ask before work starts.
