About Elkin and Its Homes

Elkin faces Jonesville across the Yadkin River, and much of its older housing climbs the hill north of downtown on lots the Elkin Land Company platted in 1891. The Chatham woolen mill shaped who lived in many of those houses, and how some were owned.

Elkin, in Surry County, grew from 4,122 people in 2020 to 4,130 in 2025 (Census Bureau estimates), on 6.81 square miles. That makes Elkin the second-largest town in Surry County.

Elkin has about 1,970 housing units; about 61 percent of the town's households own their home.

Elkin Homes and Their Attics

Chatham Park on East Spring Street

The Chatham Manufacturing Company was directly involved with the houses on the south side of East Spring Street. Many people living in that part of town worked at its mill. In 1939 the company had those lots platted so it could sell them, mostly to the families already renting them. The district's nomination says a few kept their plain mill-house look and others were remodeled. If a remodel added recessed ceiling lights, check the label on each can. Unless a fixture is rated IC for insulation contact, ENERGY STAR wants a 3 inch clear space kept around it. IC-rated cans may be covered.

The Local Climate

Elkin's center sits about 900 feet above sea level, 1 mile from NOAA's Elkin station, the best match for Elkin. The station's 1991 to 2020 normals average about 4,360 heating and 1,090 cooling degree days a year, so at Elkin's station, heating needs outweigh cooling.

NOAA estimated part of the Elkin station's normals from nearby stations, so treat them as approximate.

Elkin Insulation FAQs

Can I have the attic done on an older Elkin house I rent out as apartments?

Yes. Attic work is the owner's call, tenants or not. The Gwyn Avenue and Bridge Street district has several houses that were later divided into apartments. It also has four small brick apartment buildings, one from 1935 and three from the 1940s, put up after Chatham brought workers from Winston-Salem in 1940. Let us know which unit has the attic hatch, so we can get in.

Does an Elkin historic district control what happens in my attic?

No. The town has two National Register districts: Downtown Elkin, listed in 2000, and Gwyn Avenue and Bridge Street, listed seven years later. A register listing, in the state preservation office's words, carries no restriction for an owner spending private money on a house. Surry County's only commission on the state's 2023 list belongs to Mount Airy. Sealing and insulating the attic needs no district approval here.

Could the old insulation in an Elkin attic be vermiculite?

It could: about 45 percent of Elkin's homes predate 1960. If an Elkin attic holds a pebble-like gray-brown or silver-gold fill, leave it undisturbed: the EPA says vermiculite may contain asbestos.

Does attic insulation in Elkin need a permit?

Elkin Town Hall can say whether Surry County Inspections, the town itself or another office handles permits in Elkin; ask before work starts.
