The Sprucepine Land Company platted the town in 1916, naming the streets that run east and west for trees and the ones that run north and south for minerals. Building of homes and stores took off in the mining boom of the 1910s and 1920s, the downtown district's nomination records, and boarding houses near downtown took in mine workers. In an attic from those years, look at the color of the old insulation. Dark, dirty patches mean air from the rooms below has been leaking up through it. The leak underneath gets sealed, and insulation that is merely dirty can usually stay.
About 55 percent of Spruce Pine's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.

Built from 1970 to 1989, about 30 percent of Spruce Pine homes may hold settled fiberglass; check its depth against the joists.

Attic insulation in MarionStart with the roof, then the attic. The National Hurricane Center's report on Helene says very strong gusts brought down an estimated 100,000 trees in Mitchell County in September 2024. A roof struck by a tree or opened by wind can let rain soak the insulation beneath it. ENERGY STAR treats wet insulation as evidence the roof leaks, so the roofer comes first. With a dry, repaired roof over it, the waterlogged layer can come out by vacuum and fresh insulation can go down.
Not unless your house sits among the downtown stores. The Downtown Spruce Pine Historic District covers the commercial rows on Oak Avenue and Locust Street beside the railroad, with the old depot. Being in a National Register district puts no legal limits on a homeowner using private money, the state preservation office says. Its 2023 roster names no preservation commission in Mitchell County, and none appears among the town's boards. Attic work here needs no historic approval.
It could: about 40 percent of Spruce Pine's homes predate 1960. If a Spruce Pine attic holds a pebble-like gray-brown or silver-gold fill, leave it undisturbed: the EPA says vermiculite may contain asbestos.
