Shelby Homes and Their Attics

Story-and-a-Half Bungalows in Belvedere Park

Belvedere Park was platted in 1921 about half a mile east of downtown, and the nomination for the East Marion-Belvedere Park district counts the bungalow as its most common style. Most of the district's buildings date from the early and middle 1920s. Several of the bungalows it describes are a story and a half, with gable dormers lighting rooms tucked under the roof. Upstairs, the side walls are short knee walls, and behind each one is a narrow wedge of attic. ENERGY STAR names the area behind and below a knee wall as a usual air leak. Those wedges get air sealed and insulated too, not just the flat attic over the middle of the house.

Gambrel Roofs and Kit Houses on West Warren Street

The West Warren Street district filled in after its west end was subdivided in 1918, and its nomination traces Craftsman houses there through the 1920s and early 1930s. Two of them were built from Aladdin Company mail-order kits. Several Colonial Revival houses in the district have gambrel roofs whose shed dormers hold close to a full second floor rather than an attic. In a house like that, little attic is left: a shallow space above the upstairs ceiling and slim pockets at the sides. We find out how each one can be reached, then seal and insulate them so the coverage has no gaps or thin spots.

The Shelby Cotton Mill Village

Shelby Cotton Mill opened in April 1900, and by the early 1950s many of its workers lived in 145 company houses beside it. In 1920 the company plumbed 84 of those houses for bathrooms and built 10 more. The 2015 nomination says the mill houses still standing west and south of the mill have changed too much to be listed. A bathroom added long after a house was built can mean pipes cut through the ceiling and up into the attic. ENERGY STAR counts the holes around plumbing and wiring among the leaks to plug before insulating, so we seal around each one first.

Attic Insulation in Shelby

Some 50 percent of Shelby's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.

Built from 1940 to 1969, 39 percent of Shelby homes often have little insulation.

The Local Climate

Shelby's center sits about 860 feet above sea level, 2 miles from NOAA's Shelby 2 NW station, the best match for Shelby. The station's 1991 to 2020 normals average about 3,560 heating and 1,460 cooling degree days a year, so at Shelby's station, heating needs outweigh cooling.

Homes by Age: What It Means for the Attic

Some 69 percent of Shelby housing units are detached single-family houses.

Built from 1970 to 1989, 29 percent of Shelby homes may hold settled fiberglass; check its depth against the joists.

About 70 percent of Shelby's housing units predate 1980; nearly all predate the state's 1978 insulation rule too. Some 26 percent of Shelby units sit in buildings of two or more homes, where the attic is often shared.

Air Sealing and Duct Sealing in Shelby

In Shelby, 66 percent of homes heat with electricity; where that heat is forced air, ducts often run through the attic.

Air sealing comes first, as the EPA advises: wire and pipe holes, wall tops and soffits.

How Homes Here Are Heated

  • Electricity: 66% (±5), about 6,300 households; Cleveland County: 74%
  • Piped gas: 31% (±5), about 3,000 households

Power, Gas and Rebates

Shelby, an ElectriCities public power town, runs its own electric system, and Duke Energy Carolinas serves some of its homes too. Shelby's natural gas comes from the city's own municipal system, and 31 percent of the city's homes heat with it.

Program to ask about in Shelby: ElectriCities energy audits (the city's electric system), home energy audits for member-town customers; ask the city's utility office. Before a job in Shelby, check its current terms; the Cleveland County page lists every program.

Attic Insulation Removal in Shelby

In a Shelby attic, only wet, moldy or animal-soiled insulation is vacuumed out (ENERGY STAR's test), once the cause is fixed, and after mice that Shelby attic is sanitized and deodorized; dry, clean insulation stays.

Shelby Insulation FAQs

Do Shelby's historic districts limit what I can do with attic insulation?

Not because of the National Register. The State Historic Preservation Office is clear that a listed house stays under its owner's control when the owner pays for the work. Its 2023 list of local preservation commissions shows a Cleveland County commission and no separate one for the city. A local commission reviews outside changes only, under state law. So if your house was made a local landmark, check with the county before new roof or soffit vents go in. Insulating and sealing happen indoors.

Our Brittain Village ranch has soffits over the kitchen cabinets. Do those matter in the attic?

They can. Brittain Village, on Shelby's southern outskirts, was advertised in 1969 by a local builder, and the county's 2019 survey says one-story ranch houses fill most of it. A boxed soffit above kitchen cabinets can be hollow and open to the attic overhead, letting house air rise straight through. ENERGY STAR advises pulling back the insulation over a dropped soffit, sealing its top, and laying the insulation back. We do that before adding anything new.

Are there rebates for attic insulation in Shelby?

Shelby's municipal electric system lists no insulation rebate for Shelby on the pages we read; it does offer ElectriCities energy audits. Income-eligible Shelby households may qualify for Energy Saver North Carolina; check whether it has opened in Cleveland County. The Cleveland County page lists every other program.

Could the old insulation in a Shelby attic be vermiculite?

It could: about 34 percent of Shelby's homes predate 1960. If a Shelby attic holds a pebble-like gray-brown or silver-gold fill, leave it undisturbed: the EPA says vermiculite may contain asbestos.

How do I choose an insulation company in Shelby?

Compare written estimates for your Shelby attic listing air sealing, any removal and the added depth.

Does attic insulation in Shelby need a permit?

Shelby City Hall can say whether Cleveland County Building Inspections, the city itself or another office handles permits in Shelby; ask before work starts.
