Attic insulation in BrevardRosman lies on the French Broad River in southern Transylvania County, between the points where its North and East forks join. Incorporated in 1901 as Toxaway and renamed Rosman in 1905, it grew up as a tannery and lumber company town, and some of the company's frame houses still stood in the 1990s.
Rosman, in Transylvania County, grew from 713 people in 2020 to 760 in 2025 (Census Bureau estimates), on 0.55 square miles.

Starting in 1911, the Gloucester Lumber Company built homes in Rosman to hold on to its workers. The county's 1993 historic study describes three main kinds. There were one-story square cottages under pyramidal roofs, two-story houses one room deep with a one-story rear addition, and story-and-a-half side-gable houses for two or three families. It counted about a dozen company houses still standing. A pyramidal roof falls toward all four walls at once, so its attic is tall only at the middle and tight along every side. Insulation has to be carried out to each wall while the vents at the eaves stay open. On the two-story type, the one-story rear addition sits under its own hip roof and can hide a separate attic to check.
If the joists show above the insulation in a Rosman attic, ENERGY STAR says to add more insulation.
Rosman's center sits about 2,200 feet above sea level, 8 miles from NOAA's Brevard station, the best match for Rosman. The station's 1991 to 2020 normals average about 4,300 heating and 740 cooling degree days a year, so at Rosman's station, heating needs outweigh cooling.
At about 410 housing units, give or take 200, Rosman is too small for the survey to date its houses. For Rosman, the nearest town with solid figures is Brevard, 9 miles off: about 45 percent of homes built before 1970 and 63 percent detached houses.

Attic insulation in Flat RockNothing obliged it to. The company houses went up from 1911, while the state's rule linking a new home's occupancy to insulation applies only to houses started in 1978 or later. Owners have changed these houses since, and the county study says nothing about insulation in them. We look at each attic space separately, the main one and any over a back addition, and measure what is really there before adding to it.
Only if it has been designated, and none in town is on the National Register. Rosman falls under the Transylvania County Joint Historic Preservation Commission, which also serves the county and Brevard. Its landmarks are designated one by one by ordinance, and a landmark owner applies for a certificate of appropriateness before altering the outside. If your house is not one of them, no historic review applies. Even on a landmark, the commission reviews the outside only, under the state statute, and blown-in attic insulation never shows from the street.
