Pineville Homes and Their Attics

Five Mill House Types South of Main Street

The 2011 nomination for the Pineville Mill Village Historic District sorts its houses into five types. The first, from around 1900 near the mill, were T-plan houses under cross-gable roofs with a rear ell, and hip-roofed houses with a gabled front wing. Hip and side-gable bungalows with dormers followed in the 1920s, when Chadwick-Hoskins enlarged the village on a plan by the Charlotte planner Earle Sumner Draper. On a T-plan house the main block, the front wing and the back ell can each have their own small attic. Every one of them is opened, measured and brought to the same depth, out to its far corners.

Electric Lines That Came Before Running Water

Chadwick-Hoskins wired the village houses for electricity, the nomination records, but until the 1930s the mill supplied power only on Thursday afternoons, for washing and ironing. Running water and indoor plumbing came only in the late 1940s, after Cone Mills bought the plant and village in 1946 and remodeled the houses around 1950. Wiring that dates from the 1920s may include knob-and-tube runs across the attic floor. Insulation piled onto that kind of wiring is a fire risk in ENERGY STAR's list of problems to fix first. An electrician sorts it out before we add a single bag.

Attic Insulation in Pineville

Some 11 percent of Pineville's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.

From 1990 to 2009, about 35 percent of Pineville homes were built to codes below ENERGY STAR's target; check their eaves, where ENERGY STAR says insulation is often thinnest.

The Local Climate

Pineville's center sits about 570 feet above sea level, 13 miles from NOAA's Winthrop University, SC station, the best match for Pineville. The station's 1991 to 2020 normals average about 2,870 heating and 1,840 cooling degree days a year, so at Pineville's station, heating needs outweigh cooling.

Homes by Age: What It Means for the Attic

Some 40 percent of Pineville housing units are detached single-family houses.

In 2010 or later, 28 percent of Pineville homes went up; check their air sealing as well as the depth.

About 15 percent of Pineville's housing units predate 1980; nearly all predate the state's 1978 insulation rule too. About 43 percent of Pineville units sit in buildings of two or more homes, where the attic is often shared. Renters hold about 51 percent of Pineville's occupied homes, so many attic decisions rest with landlords.

Air sealing comes first, as the EPA advises: wire and pipe holes, wall tops and soffits.

  • Piped gas: 38% (±4), about 1,770 households

Pineville Insulation FAQs

Did Cone Mills insulate the Pineville mill houses when it remodeled them?

The record does not say it did. The nomination lists what Cone changed around 1950: new siding, solid brick foundations, picture windows, new porch posts and doors, and water and sewer lines. Insulation is not on that list, and no state rule required it in houses this old. Each roof section gets checked when the crew arrives, before any insulation goes in.

I rent out a mill house in Pineville. Can I have its attic done?

Yes. Attic work is the owner's call, whether you live in the house or rent it out. Renting these houses has a long history here. The nomination notes that Cone Mills began selling its village houses in the 1960s and 1970s, giving mill families first choice, and that many were bought by others as rental properties.

Does the National Register listing of the mill village restrict my house?

No. The mill village and Pineville's commercial district both joined the National Register in 2011. That listing is an honor with no strings for a homeowner spending their own money, as the state preservation office explains. Its 2023 roster of local preservation commissions has no Pineville entry either. So insulating, air sealing or vacuuming out old insulation needs no historic review here.

Does attic insulation in Pineville need a permit?

Pineville Town Hall can say whether Mecklenburg County Code Enforcement, the town itself or another office handles permits in Pineville; ask before work starts.
