Hertford Homes and Their Attics

Side-Hall Houses That Grew Wings

The Hertford Historic District nomination of 1998 counts twenty houses from the late 1700s and early 1800s, the oldest from about 1775. The usual early form was a two-story side-hall house with stacked porches and chimneys on the outside of the end walls. Many were later widened with side additions into center-hall plans. Each stage of building like that may leave its own pocket of attic, at its own height, reached by its own hatch or by none. ENERGY STAR wants the finished layer level across the whole ceiling, so we locate and measure every pocket first.

Lumber Boom Rentals and Dormered Bungalows

The same nomination links a new kind of housing to the lumber industry and the mill workers it brought. Builders put up two or three identical frame houses side by side to rent: one-story houses about 1890 on North Church Street, two-story gable-front pairs about 1910 on West Grubb Street. Bungalows followed in the 1920s, including story-and-a-half ones with a single wide shed dormer on West Dobbs Street. Short walls frame the rooms under such a dormer, and wedge-shaped attic space sits behind them. A training text from Iowa health officials calls that space often leaky. We seal and fill that space in the same job as the main attic.

Woodland Circle and the Ranch Streets

The Hertford West Historic District, listed in 2025, lies west of the older town along West Grubb Street, Pennsylvania Avenue and Dobbs Street. Its nomination dates the first houses to about 1900. It classes every house on Woodland Circle, laid out in 1944, as Minimal Traditional, and finds ranch houses common on Carolina Avenue and in Woodland Farms, both platted in the 1950s. Under a low-pitched ranch roof, the space shrinks to a few inches at the outer walls, and that edge is where insulation often comes up short. Baffles in each rafter bay let us fill it without burying the soffit vents.

Attic Insulation in Hertford

About 50 percent of Hertford's homes predate 1970; if your joists show above the insulation, ENERGY STAR says to add more insulation.

Built from 1940 to 1969, about 25 percent of Hertford homes often have little insulation.

The Local Climate

Hertford's center sits near sea level, 13 miles from NOAA's Edenton station, the best match for Hertford. The station's 1991 to 2020 normals average about 2,870 heating and 1,840 cooling degree days a year, so at Hertford's station, heating needs outweigh cooling.

Homes by Age: What It Means for the Attic

About 64 percent of Hertford housing units are detached single-family houses.

From 1990 to 2009, about 25 percent of Hertford homes were built to codes below ENERGY STAR's target; check their eaves, where ENERGY STAR says insulation is often thinnest.

About 60 percent of Hertford's housing units predate 1980; nearly all predate the state's 1978 insulation rule too. About 29 percent of Hertford units sit in buildings of two or more homes, where the attic is often shared.

Hertford Insulation FAQs

Does Hertford's preservation commission have a say over attic insulation?

Not over the insulation. Hertford's town government lists a Historic Preservation Commission, set up to protect the town's districts and landmarks. Under state law, a commission like it reviews outside changes to a designated local landmark or district property, but has no say over the inside. Adding insulation and closing air leaks from above the ceiling is interior work. Added roof or gable vents alter the exterior, though, so ask the town whether your house needs a certificate of appropriateness before that step.

My Hertford house kept its old brick flue. What about insulation next to it?

Keep it off the brick. The Hertford West nomination notes that many houses there keep their brick stove or furnace flues, and a few keep chimneys. At the hole where a flue rises through the ceiling, ENERGY STAR calls for aluminum flashing set in high-temperature caulk, and rules out foam. A sheet-metal dam around the flue holds loose fill away. The usual clearance in the codes is 2 inches from masonry and 1 inch from a metal flue.

Could the old insulation in a Hertford attic be vermiculite?

It could: about 40 percent of Hertford's homes predate 1960. If a Hertford attic holds a pebble-like gray-brown or silver-gold fill, leave it undisturbed: the EPA says vermiculite may contain asbestos.

Does attic insulation in Hertford need a permit?

Hertford Town Hall can say whether Perquimans County Building Inspector, the town itself or another office handles permits in Hertford; ask before work starts.
