Attic insulation in Mineral SpringsWaxhaw sprang up along the new rail line in 1888 and was incorporated the next year, a cotton market town whose historic district keeps frame houses from the 1880s to the 1920s. Around that small core, newer neighborhoods now make up most of the town.
Waxhaw, in Union County, grew from 20,781 people in 2020 to 23,140 in 2025 (Census Bureau estimates), on 12.1 square miles. That makes Waxhaw the third-largest town in Union County.
Waxhaw has about 7,100 housing units, 8 percent of Union County's; 83 percent of the town's households own their home.

The Waxhaw Historic District's 1991 nomination counts fifteen houses built between about 1888 and 1900, and dates most of the rest to 1900 through 1925. A common type is a one-story or story-and-a-half frame house with a Triple-A roofline: a side gable with a small center gable over the front door. Bungalows and Colonial Revival homes fill in the rest. If yours was first wired before about 1930, the old circuits may be knob-and-tube. ENERGY STAR treats that wiring as a fire hazard in contact with insulation. A qualified electrician judges it before we blow anything in, and any circuit still live keeps its open space.
One detail the nomination singles out is the ornamental ventilator covers in the gables of Waxhaw's old houses: round sawn covers, scalloped rectangles with rounded tops, and long diamond-shaped vents. They are more than trim. In the airflow pattern ENERGY STAR describes, outside air enters along the eaves and exits up high, through a ridge vent or openings in the gable ends. That flow carries off summer heat and moisture and keeps a winter attic cold. So those gable openings stay unblocked when insulation goes in, and baffles keep the eave openings from being buried. Repairing or replacing a vent cover is outside work, which matters if the house is a designated landmark.
Waxhaw changed little in the late twentieth century, then grew quickly as part of the Charlotte region. A 2026 study for the State Historic Preservation Office notes that the town limits went from 7.83 square miles in 2000 to 12.7 in 2023, with many new housing developments. The housing figures on this page confirm it: most homes in Waxhaw date from 1970 or later. If your kitchen or family room has recessed ceiling lights, look at the label inside each can. ENERGY STAR keeps insulation 3 inches back from fixtures not rated IC, and only IC-rated housings may be covered.
If the joists show above the insulation in a Waxhaw attic, ENERGY STAR says to add more insulation.
In 2010 or later, 49 percent of Waxhaw homes went up; check their air sealing as well as the depth.
Waxhaw's center sits about 660 feet above sea level, 9 miles from NOAA's Monroe Airport station, the best match for Waxhaw. The station's 1991 to 2020 normals average about 3,060 heating and 1,710 cooling degree days a year, so at Waxhaw's station, heating needs outweigh cooling.
Some 87 percent of Waxhaw housing units are detached single-family houses.
From 1990 to 2009, 40 percent of Waxhaw homes were built to codes below ENERGY STAR's target; check their eaves, where ENERGY STAR says insulation is often thinnest.
In Waxhaw, 33 percent of homes heat with electricity and 65 percent with piped gas; forced air from either moves through ducts.
Air sealing comes first, as the EPA advises: wire and pipe holes, wall tops and soffits.
Power in and around Waxhaw comes from Duke Energy Carolinas and Union Power Cooperative; your bill says which. For gas, Waxhaw is in the Union County franchise of Piedmont Natural Gas, and 65 percent of the town's homes heat with piped gas. Duke's free House Call fits many Waxhaw homes: 33 percent heat with electricity.

In a Waxhaw attic, only wet, moldy or animal-soiled insulation is vacuumed out (ENERGY STAR's test), once the cause is fixed, and after mice that Waxhaw attic is sanitized and deodorized; dry, clean insulation stays.

Attic insulation in MarvinNo, the National Register listing does not. The State Historic Preservation Office says a listed district places no limits on what its private owners do with their own funds. The town's Historic Preservation Commission decides certificates of appropriateness for designated local landmarks, and under state law that review covers outside changes, not the inside. Insulation and air sealing are inside work. If your house is a local landmark, ask the town before any change to its roof or gable vents.
Not because any rule told them to. The houses in the historic district went up between the 1880s and the 1920s. North Carolina began linking occupancy of a new home to insulation standards only for houses started on or after January 1, 1978. The nomination says nothing about insulation in these houses. Depth over the main roof and over any rear wing gets measured on the day of the work.
Waxhaw Town Hall can say whether Union County Development Services, the town itself or another office handles permits in Waxhaw; ask before work starts.
